Mary Critelli
Real Estate
Mary Critelli is a graduate of the University of Toronto (B.A.) and Osgoode Hall Law School (LL.B.) and was called to the Ontario Bar in 1977. Prior to joining DelZotto Zorzi, LLP, she practiced commercial litigation with an emphasis on condominium disputes. She is a former vice-chair of the Commercial Registration Appeals Tribunal (now called the License Appeal Tribunal), where she presided over hearings and was responsible for writing tribunal decisions under the Ontario New Home Warranties Plan Act, the Real Estate and Business Brokers, the Mortgage Brokers Act and other statutes within the jurisdiction of the Tribunal. After joining DelZotto, Zorzi LLP her main area of practice evolved into commercial real estate focusing on condominium development. Ms. Critelli represents large and small developers throughout the entire development and sales process, including land acquisitions, joint venture/partnership arrangements, project management and construction contracts, project financing, Tarion registrations, municipal development agreements, preparation of disclosure statements and condominium marketing agreements and documents, telecommunications agreements, escrow deposit trust and excess condominium deposit arrangements, cost-sharing arrangements with adjacent projects and owners, satisfaction of condominium draft plan conditions and condominium registration, completion of interim and final unit sale transactions and condominium turnover. The types of developments that she has worked on include residential, retail, office, industrial, recreational, mixed use, assisted living, common elements and vacant land condominiums. She has also had extensive experience representing condominium boards, property managers, and condominium unit owners and purchasers. Ms. Critelli has written and lectured on condominium issues for the Law Society of Upper Canada, the Canadian Bar Association (Ontario), as well as for various condominium industry groups and publications.
