Land Transfer Tax Calculation

The following chart shows how to calculate the land transfer tax when purchasing a home.

Example: You have purchased a home for $125,000. This is how the land transfer tax is calculated:

$125,000 x .010 = $1250 - $275 = $975

Enter the purchase price of your home (without the $ sign and no commas)

In determining the "Value of Consideration" upon which land transfer tax is calculated, reference should be made to Land Transfer Tax Bulletin #LTT 1-2 dated June, 2008 issued by the Ministry of Finance for the Province of Ontario, and available for review on the Ministry's website at www.trd.fin.gov.on.ca.

Please be advised that effective February 1, 2008, in addition to the existing Land Transfer Tax, all properties situate within the City of Toronto are subject to a Municipal Land Transfer Tax the calculation of which can be found at the following website link: www.teraview.ca:82/mltt/toronto-land-transfer-tax-calculator.html. Please note that the calculator does not take into account any rebates or exemptions.
